Management of your property
How can I hire Conciergerie-CS?
We’ll arrange a meeting to visit your property and assess your needs. Once you accept the estimate, you sign a service contract with us, and we take care of the rest.
Which area do you cover?
We operate in the Landes region, specifically in the following area:
Contis Plage – Saint-Julien-en-Born – Lit-et-Mixe – Uza
Les Pelindres – Lévignacq – Bias – Mézos
This area is part of the so called Marensin, as well as the southern part of the Pays de Born.
Can I use my own Airbnb account?
Yes. We can manage your listing as a co-host, allowing you to retain ownership of your account while benefiting from our expertise.
What happens if guests damage my property?
Although unlikely, it can happen. Fortunately, rental platforms provide guarantees to protect your property. Of course, as a co-host, we will take care of the procedures to ensure you receive quick and effective compensation.
Can I rent out my primary residence?
Yes, it is entirely possible. However, the rental period is limited to 120 days per year, and the same tenant may not stay for more than 90 consecutive days.
We recommend checking with your tax adviser to explore the options available to you.
Income and payments
Are concierge fees tax deductible?
Yes. By choosing the LMNP (non-professional furnished rental) under the “real scheme” (régime réel), a 100% of the concierge fees are deductible from your rental income.

What income can my property generate?

During the visit, we will assess its rental potential. At Conciergerie-CS, we are remunerated based on the rental income generated by the properties we manage — which means your success is our success. Our shared goal is to maximise your profits.
How do I get paid?
You are paid directly by the booking platforms (like Airbnb and Booking.com) via bank transfer, usually the day after the arrival of the travelers.
How does the invoicing of your services work?
You continue to collect your rental income as usual. At the end of each month, we issue an invoice for the services provided.
How does Conciergerie-CS help me increase my income?
We use dynamic pricing strategies based on the season, local events, and demand — supported by a specialised pricing tool.
In addition, excellent customer service leads to better reviews, which in turn generate more bookings — and ultimately, more income.
My accommodation
How does Conciergerie-CS manage the maintenance of my property?
We handle routine maintenance, necessary repairs, and coordinate with qualified service providers and craftsmen to ensure that your property stays in top condition.
What happens if travelers damage my property?
Although it is unlikely, it can happen. Fortunately, rental platforms offer guarantees to protect your property. Of course, as a co-host, we will take care of the process to ensure you receive fast and efficient compensation.
Can I block dates to enjoy my accommodation?
Of course — it’s your property.
You are free to block the dates of your choice, provided that no reservation has already been confirmed.
However, please note that we never cancel bookings once they have been validated.
Can I access my property whenever I want?
Yes, provided it is not occupied by travelers. Let us know and we will block the dates for you to access it.
Our Services
How are reservations and arrivals managed?
We handle communication with guests, provide useful information, and manage arrivals (often via a key box for more flexibility).
Do you provide in-person check-in?
When possible, yes. Otherwise, a key box is provided to facilitate access for guests. We can visit travelers in the evening or the day after their arrival, and we always conduct an inventory after their departure, if you wish.
Do you offer assistance to travelers during their stay?
Yes. We provide support seven days a week to respond to guests’ needs and handle any issues that may arise.
Do your services include cleaning?
That depends on the chosen package. We offer different options with or without cleaning.

Are concierge fees tax deductible?
Yes. By choosing the LMNP (non-professional furnished rental) under the “real scheme” (régime réel), concierge fees are fully deductible from your rental income. This includes:
- Welcoming travelers
- Managing keys and inventories
- Cleaning and maintenance
- Communication with tenants
- Managing listings and reservations
Which tax system should you choose to optimise your rental income?
Two systems are possible:
- The “real scheme” (régime réel): deduction of all your actual expenses (caretaking, maintenance, insurance, etc.). Mandatory accounting, generally more advantageous.
- Micro-BIC: flat-rate allowance of 30%, but no deduction of expenses.
We strongly advise LMNP (non-professional furnished rental) under the “régime réel“.
For an owner whose concierge fees and other expenses (e.g. accounting!) exceed 30% of revenue, the real system is systematically more advantageous.
It is wise to be accompanied by a professional tax adviser to optimise your tax situation.
Should you be accompanied by an accountant?
Given the complexity of the procedures and the specifics of the LMNP status, it is strongly recommended to consult a specialised tax adviser or an accountant. This allows you to optimise your tax strategy while considering your overall financial situation.
What other expenses are deductible with LMNP status?
- Insurance (home, unpaid rent…)
- Non-recoverable co-ownership charges
- Loan interest
- Notary and agency fees
- Subscriptions (energy, internet, telephone)
- Corporate property tax (CFE)
- Accounting fees
Which concierge fees are deductible?
Three main categories of costs are concerned:
- Services to guests: reception, key delivery, inventory of fixtures, communication.
- Maintenance: cleaning, bed sheets, welcome products, repair works.
- Commercial and administrative management: drafting of advertisements, professional photos, management of reservations.
What supporting documents should be kept?
To deduct concierge fees, be sure to keep:
- Detailed invoices
- Service contracts
- Proof of payment
These documents must be kept for at least 6 years. Digital formats are accepted if they guarantee readability and authenticity.
How do I declare these expenses?
- Use forms 2031 and 2033 A to E.
- Enter the fees in the “Other external services” section.
- Rigorous accounting is essential.
We recommend enlisting the help of an accountant to assist you.
Can the property and furniture be depreciated?
Yes, the actual regime allows you to depreciate:
- The real estate (excluding land)
- Furniture and improvements
- Unused depreciation can be carried forward indefinitely
